How to set a balanced price that will not scare the tenants while being profitable for you?

Here are some factors to consider before pricing your property for rental:

  • The geographical location of your property: in Mauritius, some places are more popular than others and the demand can be higher than the offer. Housing in these areas is generally more expensive.
  • The surface of your property and number of rooms. For example, a master bedroom suite will increase the value of your property.
  • The quality of the proposed furniture (if you rent a furnished property)
  • Equipment and amenities

  • Providing a clean and well maintained property is a minimum requirement.

  • A good starting point is to work out the value of the land component of your property. Land value is affected by many factors including position, shape, size, slope, topography and so on.
  • Next, think about what the structures on your property are worth. Ex: the house, unit, pool, garden, garage etc. Add this to your base land value and you have your rough base price.
  • You should also think about the minimum price acceptable for you.
  • Look at every similar  property that is or has been listed in the same neighborhood over the past 6 months.
  • Compare your property with similar square footage and/or similar age. One neighborhood might consist of homes built in the 1980s next door to another ring of construction from the 2000’s. Values between the two will differ for sure. Compare alike with alike.
  • Seek property valuation and price estimate by professionals. This can be a great way to help test and refine your price expectations.

Here is some useful advice which will help you write the perfect Ad to put forward the assets of your property:

1. Describe your environment. Is it a residential area? Calm? Lively neighborhood? Next to shops and other facilities?

2. State in which condition your property is. Is it new? Recently renovated? Environment-friendly?

3. Mention the famous places/monuments in the surroundings.

4. Put forward the strenghts of your property. With terrace? Sea view? Lift? Bedroom suite? Office?

5. Indicate the facilities offered by your property. With swimming pool? Garden? Barbecue? Fiber optic installation?

6. Add good quality images which clearly show how your property looks like.

Once your Ad is published, phone calls from potential clients will follow.
Give the maximum information about your property and ask visitors about their projects and needs. This will help determine if your property might or not suit their needs and will help on how to approach visitors during visits.

Once the appointment is scheduled, make sure that your property is perfectly clean and tidy.

When the visitor arrives, start by showing the main rooms of your property, then the advantages mentioned in the Ad and finish your visit by showing the exterior and common areas as applicable.

To conclude the visit, don’t hesitate to ask questions about the visitor’s appreciation and feelings before starting a potential negotiation.

If you chose to rent your property on a short term basis, it may become a tourist property and therefore be subject to a Tourist Accommodation Certificate.
